Buying a home starts well before the first showing. A little preparation up front helps you know what you can afford, recognize the right property when you see it, and move with confidence when it's time to write an offer.
Here are my top five recommendations for buyers looking in Williams Lake and the Cariboo.
1. Get Pre-Approved Before You Start Looking
Falling in love with a home you can't finance is one of the most frustrating ways to start a search.
A mortgage pre-approval tells you how much a lender is prepared to lend, gives you a clear price range to shop in, and shows sellers you're a serious buyer. It also helps you spot any credit or paperwork issues early, while there's still time to sort them out.

2. Budget for More Than the Purchase Price
The price of the home is only part of the cost of buying it.
Plan for your down payment plus closing costs such as BC property transfer tax, legal or notary fees, a home inspection, home insurance and moving expenses. Rural and recreational properties can add more, like a well water test, septic inspection or survey.
Knowing these numbers ahead of time means no surprises on completion day, and a cushion left over for the things every new homeowner ends up needing.
3. Decide What Matters Most to You
The Cariboo offers a lot of different ways to live. A home in town, a few acres on the outskirts, a cabin on the lake or a working rural property each come with very different trade-offs.
Before you start viewing, make a short list of your must-haves and your nice-to-haves. Think about commute times, schools, winter road access, outbuildings, water source and how much land you actually want to maintain.
Having grown up in the Cariboo and spent 28 years guiding on its lakes and rivers, I know these communities and the lifestyle that comes with them. I'm happy to help you figure out which area fits the way you want to live.
4. Look Past the Paint and Furniture
Fresh paint and nice staging make a home look great in photos, but they don't tell you much about the roof, foundation, plumbing, wiring or heating system.
Having personally bought, renovated and sold 11 homes across BC, I've learned to tell the difference between a cosmetic fix and a costly problem. Dated carpet is an easy change. A failing septic system, a low-producing well or an aging roof is a different story.
A professional home inspection is one of the best investments you can make. On rural properties, it's also worth checking water quality and quantity, the septic system, wood stove certification for insurance, and legal access to the property.
5. Be Ready to Move When the Right Property Comes Up
In smaller markets like the Cariboo, the right property doesn't always come up often. When it does, being prepared can make the difference.
Keep your pre-approval current, have your down payment ready, and know which conditions you'll want in your offer, such as financing and inspection. Working with a local REALTOR® means you hear about new listings quickly, understand what comparable properties have sold for, and have someone to guide you through the offer and negotiation.
I'll set up a custom search so you're notified as soon as properties matching your criteria hit the market.
