Selling a home involves more than putting a sign on the lawn and waiting for an offer. A little preparation before your property hits the market can make a meaningful difference in how buyers see your home, how confidently you can price it, and how smoothly the sale progresses.
Here are my top five recommendations for homeowners preparing to sell in Williams Lake and the Cariboo.
1. Take Care of the Small Repairs
Small issues can make a bigger impression on buyers than you might expect. Loose handles, dripping faucets, damaged trim, burnt-out lights and unfinished repairs can leave buyers wondering what else may have been overlooked.
You don't necessarily need to undertake major renovations. Focus first on the obvious items that are inexpensive to repair and help show that the property has been cared for.
2. Declutter, Clean & Make the Home Easy to See
Buyers need to be able to picture themselves living in the home.
Clear counter tops, reduce excess furniture, organize storage areas and remove items that make rooms feel crowded. A thorough cleaning—including windows, floors, kitchens and bathrooms—can also make a noticeable difference.
Don't forget the exterior. The driveway, entrance, yard and front door create the buyer's first impression before they ever step inside.
3. Don't Over Renovate Before Selling
Not every improvement will return what you spend on it.
Having personally bought, renovated and sold 11 homes across BC, I've learned that it's important to distinguish between improvements that help a property show better and expensive projects that may not add enough value to justify the cost.
Before spending significant money on renovations specifically for resale, it's worth discussing which improvements are likely to matter to buyers in your particular market.
4. Price for the Current Market
The right listing price isn't determined by what you paid for the home, what you've invested in it, or what you hope to receive. A strong pricing strategy considers recent comparable sales, competing listings, your property's condition and features, location, and current buyer demand. Pricing appropriately from the beginning can help generate stronger interest when your listing is fresh and buyers are paying the most attention.
5. Make the First Impression Count
Most buyers will see your property online before they ever book a showing. Quality photography, accurate property information and effective marketing can have a major impact on whether someone stops scrolling and takes a closer look.
Depending on the property, I use professional photography, drone imagery where appropriate, MLS® exposure, online marketing and social media to help showcase not only the home, but also the property, location and lifestyle that come with it.
